The work phases of planning

In cooperation with architecture and engineering firms, the work phases according to HOAI are often regarded as an orientation. They are used to calculate fees and provide clues to the respective phase of the project. However, there are also other terms used by property and specialist planners:

Performance phase 0

Basic analysis

In the HOAI, this phase is only available as an advance payment. Requirements are determined here. Here you should find a team that understands you and your project. “Form follows function,” they say. We think this phase is very important in order to get to know and shape your vision (s).

Work phases 1 to 3

Planning

The vision is now turning into a construction project. But only in draft form. However, anyone who does not plan carefully and with a sense of craftsmanship will have problems later on. Be it in terms of awarding, concrete implementation, time or even the budget. These three phases are usually summarized under the term design: Depending on what kind of project it is, our internal planners and/or architectural firms and specialist planners working with us are used here.

Performance phase 4

Permission

Whether it's a conversion, extension or new building: It's time to get approval from the authorities. We have persons authorized to submit building proposals who can now also submit the design, but are also happy to hand it over to architecture or planning offices with work phases 5 to 7.

Work phases 5 to 7

Execution

Implementation planning starts. Dimensions and properties are determined (no later than now). It is then also about tendering practices set by the client. As a general contractor, we can lead to very pragmatic solutions during this phase. Depending on the construction site, individual structures result in many interfaces, which can lead to enormous complications in service phase 8.

Work phase 08

Object monitoring

This phase is generally referred to as construction management, but property monitoring is actually correct. It is about coordinating the trades and meeting time and financial goals. Especially for architecture firms from other federal states that need contact persons in Rhineland-Palatinate or Saarland for complex construction projects, we are a reliable cooperation partner due to our own craftsmanship expertise and market knowledge in the craft sector.

Handover

Realised together

In a Europe-wide architectural competition, our client, DBCO from Münster, prevailed against around 80 applicants. We had the privilege of accompanying the winning design as local construction manager. Despite challenges such as corona, supply bottlenecks, steel shortages and the effects of the Ukraine war, the construction site never stood still in the years 2021 to 2023 — despite the windows being tendered seven times. The combination of glass, wood and concrete as well as the curved elements also made this project particularly demanding in terms of craftsmanship.

Alugas Bad Sobernheim

On behalf of Novocont, we have planned a comprehensive expansion of our operations and the roof of a degassing plant. As a result of this measure and the construction of a tent hall, including new paving areas in-house, the industrial plant was not only functionally and usefully optimized, but also sustainably.
